Buying or Selling In Paradise Valley? Home Inspection Tips

Paradise Valley Home Inspection TipsWhen it’s time to sell your home, you’ll want to have an inspection completed on the property. Even if you don’t choose to do this before listing, you can be sure your potential buyer will commission an inspection shortly after contract acceptance. No matter who initiates the inspection, ensure it comes out in your favor by knowing what will be reviewed and addressing any issues beforehand. Follow this guide to pass your Paradise Valley home inspection with flying colors.

Roof

The roof will be examined from all sides, including the top. The inspector will look for missing, loose, or deteriorated shingles. He’ll also look under the shingles for any water damage or potential leaks, as well as leaking gutters. Downspouts should be directed away from the home to avoid additional water damage. If you have a chimney, be sure the flashing is watertight and the bricks and mortar are in good condition, so nothing should be missing or cracked.

Foundation and Exterior Walls

The foundation and walls of the home will be inspected for any visible cracks or damage. The grading of the foundation should slope away from the home. If your home has a garage, the inspector will open and close the doors and check for proper ventilation within the garage.

Plumbing

Both inside and outside, the plumbing will come into consideration. The inspector will check the water pressure by checking all faucets and toilets, as well as dishwashers and washing machines. During those home inspections, he’s also looking for leaks and clogs. He’ll do the same with your irrigation system, checking for leaks or rotted connections.

Electrical

In the kitchen and bathrooms, you should have GFCI plugs (also known as ground-fault circuit interrupters). Make it easy to find your electrical panel and circuit breaker, both of which will be examined. If you have a pool, assume that the electrical components of that will be checked as well.

The inspector will look at your HVAC system, both inside and out, to determine the age of the unit(s) and make sure all parts are in working order.

Attic

If your property has an attic or crawl space, the inspector will check for proper ventilation and insulation, ensuring there is no mold or mildew present (or a potential for them). If you have a basement, a similar inspection will be conducted, always looking for water damage and any potential issues.

Doors and Basic Home Features

A thorough inspector checks the home from top to bottom, so you can expect that doors, windows and frames, house trim and siding, decks, and fences will be included in the review. He is looking for rotting wood or evidence of termites. He’s also looking for basic safety features in the home, including locking doors and windows as well as smoke and carbon monoxide detectors.
